From initial highest-and-best-use analysis through entitlement and capital structuring, I serve as an embedded advisor — turning a parcel and a hypothesis into a fundable, buildable plan.

Public-private partnerships and community benefit design

Engagements that center the people who will live near, work in, or be displaced by a project. I design the public process, the partnership structure, and the agreements that make a community say yes — and stay glad they did.

Stakeholder mapping, public engagement plans, community benefit agreements, governance structures, post-occupancy evaluation.

03 Social benefit projects

Affordable housing programs and civic placemaking strategy

Program-level work for foundations, public agencies, and CDFIs. The questions are bigger than a single site: where to deploy capital, how to measure impact, and how to keep the work honest at scale.

Program design, impact frameworks, capital deployment strategy, technical assistance for grantees, evaluation reports.

How engagements run

Four phases, no surprises

Listening week

I read everything you send and meet your team. I leave with a sharpened question and a memo on what I think is actually being asked.

Diagnostic

Two to four weeks of feasibility, stakeholder, and political analysis. You receive a written diagnosis and a recommended path.

Engagement

We execute the path together. I'm in the room for the meetings that matter and on call between them.

04

Handoff

Frameworks, decision logs, and relationships are documented and transferred. You should be able to run without me.
